Service Charge
A service charge is the annual fee property owners pay toward the maintenance and management of a building's shared areas and facilities.
A service charge is the recurring fee owners pay for the upkeep of shared parts of a development — lobbies, lifts, pools, security, landscaping, and general maintenance. It is usually charged per square foot of the unit and billed annually or in instalments.
In Dubai, service charges are regulated and, for many communities, administered through the RERA Mollak system, which is designed to keep the fees transparent and tied to an approved budget.
Because service charges create ongoing invoices and payments across many units, they are part of the finance workload for property managers. IRM365 handles invoices, receipts, instalments, and PDCs so recurring charges stay tracked in finance and collections.
